WATER LEAKS and SPALLING –

Any and all water leaks (whether water is flooding your unit or leaking into your unit) should be reported to Summit Maintenance at 850.235.8798 from 8 a.m. to 5 p.m.  After hours contact security at 850.258.8487 and they will contact whoever is on call for maintenance.

Summit maintenance will try to locate the source of the leak, initiate clean up AND they contact the manager or owner of the unit which has the leak. It is then up to the manager or owner of the unit to get repairs done.  Many other management companies and owners do use Summit maintenance for the repairs but that is not always the case.  This is one reason it is vital for The Summit maintenance to have a key code and have access to your unit.

SPALLING: A Google search gives the best definition – Spalling—sometimes incorrectly called spaulding or spalding—is the result of water entering brick, concrete, or natural stone. … Spalling happens in concrete because of moisture in the concrete. Moisture—and often salt, too—pushes outward from the inside. Concrete spalling is also known as concrete scaling.

On the inside of an apartment, the most likely cause of spalling is a chronic water leak. We have periodic inspections by engineers for the outside of our building however each owner needs to check for spalling inside their own unit when they identify water leaks.

When maintenance is involved in water leak calls inside an apartment, they assess the damaged area for spalling, notify the general manager and the appropriate vendor is contacted for further assessment and repair as needed.

Not everyone uses The Summit Maintenance so it is important you are aware of this information. 

After a water leak, if you see spalling in your unit notify our General Manager, so appropriate action can be taken.
